The expansive covered deck off the living area is ideal for outdoor dining and lounging. With two kings, a queen, a twin bunk bed, and a pull-out sofa in the living room, this home sleeps 10 comfortably and also boasts a built-in air purification system! Blue Mountain Beach Condo is a Gulf-front, low-rise, low-density complex with only 48 units, secluded on the south side of 30A. All units open into the breathtaking indoor 50-foot atrium, filled with natural light. Guests will love the Gulf-front pool, hot tub, and private gated beach access, as well as the grilling area and fitness center!
*Excel Beach Service offers an on-call beach service from March 1st through October 31st. Note that beach service must be reserved at least 24 hours in advance. Please contact Excel Beach Service for any further information at 850-420-8062*
The peace and beauty of the beach at night is hard to beat! Therefore, every beach vacation should include a bonfire. Excel Beach Service’s professional beach bonfire services for Blue Mountain Beach Condos bring everything down, so all you have to do is show up! They handle the permit, the setup, and the breakdown, and include an attendant and chairs. Service is offered nightly, weather permitting. Only one fire is allowed on the property per night. Bonfires are only permitted onsite if contracted through Excel Beach Service. Reservations are required and accepted one week in advance. Booking Contact: [email protected]
This complex is only 10 minutes from Seaside, which has its own Farmer's Market, post office, and Repertory Theater. Seaside boasts unique shopping, fantastic cuisine, and the incredible architecture that makes Seaside famous. There are activities for everyone: kayak rentals, bike rentals, paragliding, fishing, golfing, hiking, swimming, and tennis -- you'll find it all right here.

The 27-mile bike path provides hours of fun and exercise for the whole family as you ride a safe and easy path from Inn at Blue Mountain to shops, art galleries, restaurants, Seaside, Watercolor, Grayton Beach, or Topsail State Park, and other beach areas. Bike rentals are available and within walking distance at Big Daddy's Bike Shop. Enjoy a ride-along on 30A.
Bike over to Blue Mountain Beach Creamery for some homemade scoops that will have your taste buds coming back! You'll have an array of dining options as well!
The snorkelers in your group will love the new artificial reef called Sea Turtle Reef, deployed in 2017. Located just 783 feet out from the Grayton Beach State Park access, it is becoming a haven for sea life. Each of the 4 snorkeling reefs comprises 40 acres of permitted sea bottom. The Sea Turtle Reef is at a depth of 12-19 feet. We strongly recommend that snorkelers use a kayak, paddleboard, or other flotation device when visiting the snorkel reefs. Sea conditions can and do change quickly and often. Enjoy!

On the beach, easy access to pool and beach, no view from balcony, construction next door, wish there had been some basic spices, smaller room ok but not for larger adults, plenty of seating and room for 6 adults, unit came with one set of beach chairs and umbrella which was nice but don’t remember seeing that in information, had to ask beach staff about renting extra chairs and umbrella, can’t set up personal chairs and umbrella in front of rented equipment, can’t set up beyond the condo boundaries unless you’re in the water.- Reviewed On: 8/3/2026

Our family was able to stay together. The condo was awesome, had all the items listed online. I do wish the deacription explained a little more about beach items. Enjoyed every moment of this trip, this place was better than expected. I must say the pictures doesn’t do it justice. We loved the private beach access as well as the swimming pool. This place was amazing. Exceeded expectations. Plenty of room. The balcony was our favorite spot. And even though we didn't have a beach view, it was a few feet away. Walking distance. Maybe 2 min walk. U can hear the ocean from the balcony. There's also a hose at the entry of the parking level to rinse off. Very convenient. There's several pots, pans and kitchen utensils for the guests to use. The 3 full bathroom were definitely a plus. Besides the balcony, my 2nd favorite part was the jacuzzi tub in the master BR. 🥰. There's a broom and vaccum, of course the sand finds its way in. Only thing I would liked to have been different, is the toilet area in the master. The BR is spacious but the toilet area doesn't have a privacy door. It's in a corner. If I'm on the toilet and someone walks in on me to shower or bathe, then they can see all of me sitting there. But, some people may not mind that. I'm just a really private person when it comes to that. Esp during certain times of the mth. Overall, I would definitely stay again. It's worth the money. And the location is perfect. It's between Destin and Panama. Which I love both places. Now I have a new favorite. Everything about this condo was great. We had an issue with the tv in the living room and the guest bedroom...all we did was make a phone call and they got right on it. We had plenty of room. The condo was beautifully decorated. We loved the beach theme. It was stylish and clean. The pool and hot tub were very nice. We took advantage of both on the couple of windy chilly days that we had. The short walk to the beach was wonderful too. The only thing that could have made it better was if an umbrella and beach chairs were included in the condo package.- Reviewed On: 3/22/2018
