Very clean. Comfortable beds. Kids really loved the pool. I wish I would have known there were some beach items at the house. I ended up leaving the toys we did buy There were only enough towels for one shower. We were constantly washing towels. I ended up buying more at Walmart, and left them. Other than that, it was a great house with friendly and helpful staff

Great place, great time! Wonderful house, well equipped for our group. We had 8 adults and three young children and had plenty of room. An EASY walk to Blue Mountain Beach, with a bonus ice cream stop!!

Overall we had a short but great stay. The location is close to everything (including the beach). The property is a good size for 2 families. The bunk bed in the upstairs hallway was very convenient. The property manager Parker was very helpful and informative when we arrived. The kitchen is very well equipped - we were even able to bake a cake!

The house is even bigger than it looks in the photos and was very clean. Easy walking distance to the beach. Pool was clean but just a bit smaller than the photos look, but we still enjoyed it thoroughly! We loved that it was pet friendly but the only real negative is there isn’t a great place to walk your dog at the house. However, the sidewalk at the front of the neighborhood was convenient enough. Also, very easy walking distance to some great restaurants.

Unfortunately, my husband and I came down with Covid right before our planned family vacation to Blue Mountain Beach, so we were unable to join our kids and grandkids on our family trip. Being that I was the person who booked our trip, I had to contact Ray to let him know of our situation. He was very happy to let the kids and grandkids stay, even though they weren't the one's to book the stay. There was a bit of confusion upon arrival about a couple of things, but the problems were resolved right away, and all went well. My son said that Ray was in contact with him daily to make sure all was going as planned throughout the trip. My daughter said the house cleaners did an immaculate job of cleaning the home, and that the home was well stocked, and all the beds were very comfortable. The walk to the beach was very quick and the beach was beautiful. In the information about the home, it says that 5 bikes are included in the rental, but that is no longer the case. For insurance reasons, there are no longer bikes included, but Ray informed me of that when I inquired. I had rented 7 bikes from Big Daddy's Bike rental at a 10% discounted rate by mentioning Blue Mountain Beach Rentals. The bikes were great, and the crew at Big Daddy's were very kind and helpful. There are bikes trails in the area, and my family enjoyed having the bikes to explore the area. There are a lot of great places to dine nearby, and some shops, so no need to do much driving at all. My family said it was a wonderful vacation and they all had a great time. Thanks, Ray for everything.

We stayed at Blue Mountain Breeze for a quick vacation before our youngest headed back to college. The house was just as described and had plenty of space for the 11 of us. Ray was so responsive and quick to help with any questions we had. And, being pet-friendly was a huge plus too! The house was well-equipped and had everything we needed in the kitchen and around the pool. The only thing that would have made the stay easier is that it’s obvious there used to be a walkway to the street next to the beach, but looks like it got fenced off (maybe by the adjoining neighborhood?). It would be amazing for that cul-de-sac to have a gate with a code. I understand it was probably used by way too many people and was not ideal as it was, but would have made the walk to the beach(which was still not too bad) easier. But, the location was great and we will definitely plan on coming back :). Thank you, Ray, for making our stay amazing!

Large house with plenty of room for everyone. Kitchen was a great size to accommodate multiple adults when meal prepping. Pool was nice to have when the day called for rain and when the public beach area was crowded. Short walk to Blue Mountain Ice Cream shop (our group was there every day), restaurants, beach, souvenir shop, etc. with wide sidewalks on 30A. Family friendly area. The owner was great to work with throughout this process, he also provided additional information on local activities, locations of stores, restaurants, etc.

Such a beautiful home in a quiet area of Blue Mountain Beach, with ice cream shop, bakery and beach within walking distance. The Blue Mountain Breeze is a family friendly property in a good location with a short block and 1/2 walk to the beach. The kitchen is well equipped for preparing meals, the refrigerator is large. There is a really nice dining table which seats 12 comfortably and a peninsula with seating for 3. The air conditioning and fans provide cool respite from the heat. It appeared to my family that all 3 sets of bunk beds were child safe only and not meant for adult use, however you could remove the mattresses for adults to sleep on the floor if necessary or use the new sleeper sofa or air mattress if needed. We enjoyed our stay!

BlueMountain Breeze is well appointed with a beautiful interior and well-stocked with kitchen equipment. The VRBO listing is accurate to a T with respect to room desciptions. It is an easy walk to the beach and while the pool is small, it is great for just hanging out. There is a large Main Floor wrap around deck with plenty of seating opportunities and a really nice outdoor hanging bed. The proprietor is very responsive and easy to work with. There is a large grocery store nearby for stocking food for your stay. We had five adults, two children and a couple of dogs and the entire place was more than adequate and comfortable for all of us .

Ray was a pleasure to work with! He is very responsive and helpful when we decided to bring a second pet at the last minute. We love the easy check in/out process too. The kitchen is well equipped. We have stayed primarily in private homes rather than hotels and feel that this is one of the better stocked kitchens because it included a variety of appliances. The kids used the blender daily making their own shakes. The rooms are big and spacious for large groups. We spent the majority of our time at the huge dinning table because we enjoy board games, table conversations, and eating meals together. Recommend renting a golf cart for the beach if you have someone with a disability of some sort. The beach access nearest the house has a lot of steps that can be tough but that has nothing to do with the property just a tip. We usually travel to a different beach every year but if we were visiting the area again, we would definitely want to stay with Ray.

Our family had a great vacation at Blue Mountain Beach! The house was in a great location; 0.3 miles from the beach, nice on-site pool, a few restaurants and shops within walking distance and 15-30 min from other fun beach towns (Grayton Beach, Seaside, Rosemary Beach). If emerald green waters everyday are your thing, then this is the house for you! Just a couple block walk to the beach. The house is very practical, well thought out, and appropriately furnished. The well stocked kitchen made meal prep easy. The large dining room high top gave us room to spread out and linger over meals including our Goatfeathers market seafood. The family room seating and tv were perfect for rain day movie watching. The well tended pool is a nice convenience. Ray is an excellent host and attentive communicator. We are already thinking about when we can return!

This was a fantastic place to stay! The location was superb as a 3 min walk to the beach, 4 min to ice cream and donuts, and 5 min walk to bakery, bike shop and grocery store. No driving needed!! The house was amazing. Tremendously well appointed, the house was ready for arrival and was sparkling clean. Ray, the owner takes great care of the house. Beautiful home nestled at the end of a cul-de-sac. About a 5 minute walk to the sugar white beaches with emerald tinged clear water. Coffee/ice cream shop a block away. Great options for local shopping. Bikes were available to use, but we never used them. Every option for dining, but we cooked most of our meals in the well equipped kichen. Ordered pizza one night at PIZZA BY THE SEA. Although we did not use, the home does have a grill. The private pool sets the home apart from others. Great to take a quick dip after a hot day at the beach. During our trip at the end of july, the beaches were very busy. You must be up by 7-8 am to have a chance to reserve a chair in person same day. We learned quickly to call a beach rental service in advance so we could sleep in and not worry about getting a prime spot the next day. We used redfish rentals. They were great to work with. We flew into the destin - ft walton beach airport (VSP). About an hour drive to the home. Very expensive and limited uber availability. Around $89.00 for our trip. Probably best to rent a car if you fly in. We ended up with 10 in our party. We all slept comfortably. Fell asleep multiple times on tne outdoor swinging bed. We played night golf at a local par 3/4. They light up the course which was nice for the florida heat to play at night. Owner very nice and accomodating. Would highly recommend.

We had 9 people staying. The layout of the house was good and kitchen well stocked with dishes and pots, etc. Convenient hose and shower for after returning from beach. Between when we rented and traveled, the shortcut to beach was blocked off which was a bummer. The walk wasn't too bad, but normally we'd have tried to find less of a walk. The pool was small but ok for our group. Could have used a few more bath towels, including kitchen towels, and a few more dishwasher pods. I was so paranoid I'd run out I washed most things by hand as this was not something I thought to bring and we shop before check in. We were told to bring coffee filters however, but there must have been 4 boxes left behind, now 5...lol. A few more beach chairs would have been great and patio furniture could use a refresh, but we had a good trip!

Fantastic location. The house was large enough for multiple groups of people. The private Pool was great, despite being smaller. Ray was an excellent communicator and addressed a cooling issue effectively. fYI once it was fixed the house was completely comfortable (the issue was a thermostat setting problem) It was the first time Florida water ever tasted decent out of the tap. We had a great time with perfect weather.

Great home for family vacations. There's lots of room and beds if you are traveling with a large group. The home is 3 stories. The first floor is storage and is not accessible to renters. The main living area is on the second floor which also has one of the bedrooms and a bathroom. There is also a large porch/deck area on the second level. I really appreciated the gate with slide lock that will allow children and pets to enjoy the deck without accessing the exterior stairs. The kitchen is well stocked with small appliances, dishes, pots/pans, etc. There are a few bars and restaurants within a 5 minute walk of the home.

We loved our experience at Blue Mountain Breeze. The house was clean and tidy and had everything we needed. The heated pool was wonderful. It was so nice to be able to entertain the kids outside, even in the middle of January. It’s a super short walk to the beach, restaurants, Blue Mtn Bakery and Blue Mtn Creamery. The Ice cream shop was closed but there were plenty of open businesses. My husband and I both snuck off for runs along the beach and back through the state park. We definitely will come back. We just wrapped up a 2 week stay in Blue Mountain Beach and enjoyed a wonderful retreat from Chicago’s winter. The home is close to a breathtaking beach and a beautiful bike path that leads to Grayton Beach and the surrounding nature trails. We have an 18 month old baby and were thrilled that the house was equipped with a crib, hi-chair, and working baby gates so we did not need to bring any of those items. We rented a bike with baby trailer and got a very reasonable rate from Big Daddy’s Bike shop only 1/2 a block away. The other 4 bikes provided by the house were in good shape and great for getting around. We had a bit of rain and some chilly weather (being there in January) but were able to enjoy board games and the heated pool on those days. We cooked in almost every night in the well-equipped kitchen and enjoyed fresh local seafood from Goatfeathers (a nice bike ride down the road next to a delicious ice cream shop.) We will definitely return, possibly with another family, as we found the home more than ample for our family of 5.

We rented this house for the week of Thanksgiving with the intent of social distancing our family of 4 in a better locale, and it could not have been more perfect! The house was large and well equipped. Beds and furniture were comfortable, and the kitchen was well stocked with everything you need for cooking meals at home, which is what we did for our entire stay. We love 30A and all of the local restaurants and would normally be frequenting them during our visit, but with the pandemic we opted to stay in and this house was perfect for that. The pool is great, albeit a bit on the smaller side, but was just fine for us and our two kids. The beach is a short 5 minute walk, and it was not crowded during our stay and we felt like we were able to comfortably spread out. Ray was great to work with and easy to get ahold of. He contacted me when I first booked to go over any questions I had, and again right before our trip and then after we had checked in. Prior to this we've stayed further east on 30A, and I actually prefer this spot as it seems to be a little less commercial and just a slower overall pace. My one suggestion would be that if you plan to do much bike riding, rent bikes as the ones that come with the property are a little rough. Which is to be expected for bikes stored outside in this climate. They would be fine for a few quick trips, but since we planned to do a fair amount of riding we opted to rent from Big Daddy's just down the road and were glad we did. Overall this property was absolutely perfect and is an incredible value for the location and amenities you get, I would absolutely rent it again...and will likely do so!

We loved the ‘seclusion’ this property provided as the home is tucked away at the back of a small cul-de-sac. Trees surround the back porch and pool creating a more private feel, which we loved. With a fish market down the road, a well-stocked kitchen, and a grill, making delicious seafood meals was easy. Plus, there is a great Publix nearby. The owner genuinely cares about your experience and is easily accessible by phone. Will definitely look to book here again!

We all had the best time! The most impressive part of our interaction was definitely the communication with the property owner. Ray went above and beyond, even months before our trip! For the first time since we were kids we were able to finally get the entire family together for a vacation. I travel a lot with my job and its not very often that I get to see all of my family between trips back home. So this was the perfect way to get everyone together and spend time together. I reserved this place back in January this year. Ray contacted me shortly after to welcome me and go over some of the comforts that we would encounter during our stay at Blue Mountain Breeze. Everything was just as the website states. Check in was extremely simple. The house was nice and clean with plenty of space for the 8 adults and 6 kids we had. We were able to put all the boys in the bunk room and the 2 girls in the loft area with a set of bunk beds for them with each couple had a room to themselves. The master suit is amazing. Plenty of space and the private balcony has an amazing view. My GF would spend most early mornings out on the balcony painting while the kids slept and the adults cooked breakfast. The kitchen has everything you would need for any type of cooking you would like to do. The grill provided outside was great and we used almost every night. The pool outside was one of the main reasons I picked this place since we had so many kids and it made it so much easier to keep them occupied with a pool rather than trips back and forth to the beach every day. Although we did enjoy our time on the beach. It is only a short walk to the closest public beach access and the first day we went a little too late in the day and had to walk down to the 2nd access due to the crowd on the beach. The beach umbrellas and kids toys provided were great. After the first trip we learned our lesson and decided to setup a tent early that morning before the crowd come in. We would leave it up all day and never had any issues with people messing with anything while we were back at the house or eating lunch at some of the local restaurant's. Next trip im sure we will venture out a little more and explore more of what 30A and the surrounding areas have to offer but this trip was just about family and spending time together. I highly recommend this place for any size family. The neighborhood is amazing and quiet. The people are friendly. Shopping is very convenient for anything you would need. This was definitely a vacation that we will remember for years to come. Thanks again Ray and we will certainly be back again.

Overall we had a great stay! With any rental you are going to have some hiccups but Ray was wonderful about responding to us quickly. I did give Ray some feedback after our stay about his housekeepers. I don't feel like they clean as well as they should (we found old sippy cups and pet hair while cleaning but we didn't have any toddlers or pets with us) Which is not Ray's fault directly but felt like if no one ever lets him know then he can not resolve the issue. Still not sure why the WiFi wouldn't work for us but hopefully it has since been fixed. Ray did offer to have someone come look at it while we were there but we were not overly worried about it since we spent most of our time at the beach and in the pool. Be super careful with the door lock on the balcony door in the Master bedroom!! LOL Both my mother and daughter (on separate times) accidentally locked themselves out on the balcony.! Thank goodness for cell phones :-) We most definitely would stay at Ray's house again!!

Ray was one of the nicest and easiest owner's I've ever worked with across all rental sites. He's friendly and kind and pleasure to work with. As for the house, it was just what we were looking for. It's proximity to the beach was very convenient. We rented golf carts and really didn't need them, but it was fun to cruise down to Seaside and Santa Rosa. The kitchen was great and spacious with a nice island. We'd often have 3 or 4 adults prepping meals and in and out to the brand new grill on the deck. It's definitely the best grill I've every cooked on at a rental, and Ray got me hooked on using the provided grill mats. I never knew such a thing existed, but it made the food turn out better with little to no cleanup. The way the property sits it offers near complete privacy from others around it. It was a quiet spot that we'd definitely return to again. The set of bunks in the upstairs hall was the only oddity, but with so much hall space, it'd be a really great spot, especially for kids if you were to have more than 10 guests. Overall, this was a great property that I would easily rent again, especially with an owner so easy to work with.

We could not have asked for a better property for our family vacation. We had 11 in our party and there was plenty of room. Perfect Location - easy walking distance to the beach and ice cream! Perfect Setup -the design of the house allowed privacy and room to spend time together. They even had a pac n play and highchair! Perfect amenities - the beds were comfy, the pool just the right size when we needed a break from the ocean, the deck was relaxing. Perfect access - if you like to explore the wooded trail system that connects the towns was perfect. My husband and I are trail runner and like how close the trail was. We liked exploring the different terrain. Take your bug spray though! Perfect communication - Ray was super easy to work with, answered all the questions I had and was beyond friendly. We will be back!

We brought our 4 legged creatures and Ray's house was perfect. Definitely would stay again. My cousin joined us for a few days with her kids. They are all under the age of 5. The house was plenty big for all and felt safe with the littles. Ray has decks with locks on them which makes containing creatures and small humans very doable. Plus, you can have the doors open in the beautiful April weather and everyone can enjoy the experience. The house was very clean. The kitchen was VERY well stocked with appropriate equipment, pans, utensils and starter spices which is so nice. The pool area was not clean which was surprising considering the house. We arrived on a Sunday and this did not get attention until late Wednesday afternoon. It wasn't usable before then. This wasn't a huge issue for us but it might be for someone else. And, the pool decking area never got cleaned so it was very leafy and weedy. This, along with some better cushions and seating at the pool should be a next update. It's just not as enjoyable a space as it could be. The size of the pool is nice for small children because you can easily contain them. The house is VERY close to the public beach access next to Old Blue Mountain. This is easily walkable to Blue Mountain Creamery, Red Fish Taco and the newer Blue Mabel which was delicious among other things. We brought our own bikes but Ray has some that seem perfectly fine. It's an easy 3 mile bike ride into Seaside for dinner or morning coffee too. My only true complaint is that with the new Florida Beach law (Not Ray's house) that makes beaches no longer public in front of private homes, beach set up has drastically changed on 30-A. The beach chair company we used at Ray's suggestion was nice enough but there were so many people crowded into the one narrow strip at the public beach access that we were 3-4 rows back from the water in a very tight space. Even if no one is on the beach in front of a private residence or private development, code was out there moving people. I watched them move a whole pack of fire pit people one night watching the sunset, fire pit and all. That's pretty disruptive. And, it's only April. What happens in the summer when there is no more room in front of the public access? I think Homeowners renting without private beach access, need to start alerting their surprised guests as this changes everything about the beach experience from our eyes. Thank you, Ray.

As stated in our information, the coastal oak trees are great for privacy, not so much for pool cleanliness. We do have a pole with net on the wall for cleaning the pool if leaves are a big issue. We were not aware of the beach issue you mentioned. There wasn't a sign of any "policing" during our maintenance trip a few weeks ago, it might mainly impact folks who rent beach chairs. Another guest sent us beach pictures in March that didn't indicate any issues then. Very sorry about that, we will look into it and if it's an ongoing issue, will do our best to share information with our guests. Blue Mountain Breeze was the perfect house for two moms and 9 girls on Spring Break! The house had everything we needed and more. The kitchen was the best stocked kitchen I have seen in a rental home. It was a breeze to feed the hungry girls after a day on the beach. There was plenty of room for all of the girls and moms to spread out. Many afternoons were spent on the swing bed! Thank you for a memorable vacation!!

Our stay at Blue Mountain was great. Any bumps we had in the road at check in were addressed immediately. It’s a great space for families. This beach house retreat was a perfect meeting place for our friends and family to surprise my husband for his 50th birthday! We enjoyed drinks on poolside loungers while our kiddos swam in the heated pool! A few of us snoozed on the porch swing that was twin bed size with cushions and pillows....aaaaahhhh! We barbecued, we cooked, we ordered out for pizza. The living room/dining room was ideal to gather, cuddle, and share stories as we ate, listened to music, played board games and relaxed to the max! A SHORT walk to the beach at sunset was picturesque! Linens and towels smelled so yummy and they were super soft and cozy! The owner, Ray, made sure everything exceeded our expectations! He was welcoming from the get go and welcomed us back in the future.......we'll definitely be back!😊�

The overall stay at this gorgeous house was perfect ! The house is beautiful! The location was great and in a place where u are not bothered by a lot of tourists! But the tourism is very close if u want to go ! We got married on the beach with our 2 pets ! The ceremony was perfect ! The beach is close by ! The house has everything u would need for the beach and the pool ! The house is well equipped with everything u would need ! The only down side was we had to be evacuated because of the hurricane Michael which made our trip short ! We will stay there again for sure soon !

Our second stay at The Breeze and can't wait til the next! Our group was 5 adults and a 3 year old. This house is huge but at the same time very homey and comfortable. Ray has taken care to ensure all you will need is provided. Everything is well maintained and very clean. The kitchen is equipped with nice cookware, appliances and even spices. There is a bed swing on the porch, great for afternoon rests and reading. Some of us used the bicycles, we all enjoyed the pool. The beach is an easy walk and Ray provides everything you'll need plus a great wagon to tote it all there. He has beach chairs, boogie boards, umbrellas, toys, etc. Our grandson sure appreciated the wagon ride back after his beach play. This area is so quiet and yet within walking distance or very short drive to many wonderful restaurants (Local Catch and Louis Louis) shopping, and of course nightly walks to Blue Mountain Creamery. Our only regret is not having more time to stay!

Our family has fallen in love with Blue Mountain Beach and it's mostly because of the Blue Mountain Breeze. When staying in Santa Rosa, there is no where we would rather stay. This is our third trip to Blue Mountain Breeze and there is a reason we always come back. We had a smaller group than what was needed in the home with myself and husband, my in-laws, our 8 year old son and our two dogs. We love the balcony on the main home level and we spent most of our mornings all joining each other outside once we woke up before heading to the beach. The house is very well decorated and Ray takes the time to ensure anything you may need in the kitchen is available to use, even spices! The downstairs bedroom is great for our in-laws since there is no need for them to climb any stairs. The bathroom on the first floor is beautiful and my in-laws really enjoy the shower. The master bedroom on the 2nd (technically 3rd) floor of the home is very large and spacious and has a beautiful two sink bathroom with a wonderful shower and soaking tub. The private balcony off the master bedroom even has a peak of an ocean view. Our son just loves the bunk beds in the hallway nook upstairs and enjoys the new beanbag chairs that Ray has added to the tv watching area there. We also had two other bedrooms upstairs that we didn't need to use for our family but they are both wonderful. Finally, the pool is amazing, perfect for entertaining our son who spent hours upon hours retrieving diving toys, floating on rafts and of course splashing his parents far too often :) . We usually hit the beach in the morning because us Wisconsin folk have tender skin that couldn't handle the sun on the beach past noon, but it was great to take the short walk back to the house (I timed it as 4 minutes from closing the door, to having my toes in the sand), rinse off and have a drink at the private pool. And I think we also made 4 trips to the Blue Mountain Creamery during our week in Santa Rosa. Finally, one of the best parts of Blue Mountain Breeze is the owner. Ray is extremely easy to work with and responds very quickly to any emails, calls or texts I would send his way. He worked with our family to understand our needs, even leaving our dogs treats and a toy, and the adults a nice bottle of wine. As I have said, there is a reason this is our third stay. He makes all of the difference and truly wants to make sure everything is perfect. Thanks again Ray! We will be back :)

We had an amazing time at The Blue mountain Beach house loved the home it was very spacious enough for all the family we were at the pool all the time especially when the beach was crowded. We all loved the lights in the pool at night so relaxing. The home comes with a baby pack n' play portable playard and a baby high chair which both came in hand. Just returned from a week at Blue Mountain Beach with my family and my sister's family, a total of 9 people and a dog. There was plenty of room for more people. The amenities in the house were great, and the location phenomenal. A short walk to the beach. Ray was extremely quick about responding to questions both before we got there and after we checked in. There was a large wagon to pull the beach chairs, boogie boards, etc; (all provided at the house). There were also several bikes to borrow, but we did have to rent bikes for the kids. The bike rental place is only about 100 yards away, and reasonably priced so no worries there. Only caveat, the beach sits below a high bluff, so you have to walk down 20 or so steps to get to the beach which was a bit of a challenge with the wagon, but half the time random people on the beach came to help us. Everyone was very nice. Highly recommended!

Based on research I have seen, Blue Mountain Beach is one of the highest points on the Gulf coast from TX to the Florida Keys, thus the stairs down to the sand. Our group of 6 adults and 3 kids (all under 3) stayed at BMB for a week in July and had a great experience. Host - Ray was one of the best hosts I have ever rented with. We had a couple small hiccups upon arrival and he handled them ASAP. He also bought a pack-and-play for us to use and had it set up when we arrived. House - Great layout and great location. Close to everything but also quiet. Pool was fantastic for our small kids. Kitchen, living room, and dining room are big and open. Bedrooms were roomy. Beach - Super close and not too crowded. We went in the mornings most days and never had to walk more than 50 yards to find a beachfront spot to set up tents and gear (if you prefer more privacy it gets even less crowded the further away you go from the beach access - we set up close so that the kids didn't have to walk far). Activities - We played golf twice, took a guided fishing trip in the bay, and rode the bikes both East and West all along 30a. And of course the beach. Overall - We would stay here again. Price + amenities + a responsive host are hard to beat.

We had a wonderful family vacation. There were 14 of us (8 adults, 6 young ones) with a very active dog. We especially liked the large gathering areas (kitchen-dining and living rooms). Everything on web site was correct (there were no high rise condos to block view of beach, but not a 'great' view with other large vacation homes around). We enjoyed the large deck with plenty of room for all. All the extra beach items were a plus. We used the beach wagon, boogie boards, umbrella, water buckets, sand castle makers, etc. We wanted to use the bikes, but got too busy with other activities. Our 4 year old grandson said he wanted us to stay there 'forever'. Only drawback was dogs were not allowed on beach if you were not a property 'owner', but that restriction didn't have anything to with the house. We met other people who were staying in Destin but came to Blue Mtn beach because they heard it was a much better beach. Another friend commented that Orange beach didn't allow canopies (or tents). We could not have been able to take the little ones if we had not been able to use our canopy. Ray is a superb host/owner and is very helpful with all questions and concerns. We received a veteran discount which was very much appreciated. Thanks Ray! A great time was had by all!

We had a great time at Blue Mountain Beach staying at "The Breeze". The house is in a great location, and worked very well for our group of 6 adults and 6 children. The owner Ray was extremely helpful and genuinely interested in helping to make our stay comfortable and memorable. The kitchen was spacious, well equipped and easy for multiple people to work in at the same time. There are numerous games, puzzles, and books to help while away the hours when the weather turns ugly or when you need some down time. We only have a few minor suggestions. The kitchen could use some small "kid-sized" plastic glasses and some of the pillows need to be replaced. Other than those minor things the property was clean and well maintained. Good job Ray!

Where to begin! Our stay at Blue Mountain Breeze was just that.. a breeze! It was so easy to work with Ray... very, very accommodating and personable! Available at a moment's notice. Ray responded to our inquiries about renting quickly and was available for any last minute questions we had upon arrival and getting settled. As far as the property...it was perfect! We had never stayed in Blue Mountain Beach before. This location is superb. The property sits at a four way stop with the Blue Mountain Creamery (which we visited at least once per day and twice on the days we decided to get donuts in the morning!) at one quadrant, and Trebeache/Red Fish Taco (which we visited 3 times in the 4 days we were at the beach) at the other quadrant! It was literally a 3 minute walk to the public entrance to Blue Mountain Beach. Only 20 parking spots, so not crazy public beach type! But convenient for a restroom and shower. We loved the stairs at the boardwalks as this is highest point along 30A! Beach was AMAZING (however we would have like warmer weather...but no complaints here!)!! Most beautiful sand and water. We didn't need to use our bikes to get to the beach. Just carried our stuff with us. This area is set apart from the crowds in Seaside. That was a bonus for us!! We drove along 30A through Seaside, Watercolor, Seagrove, Alys, and Rosemary one day and traffic was insane. We loved the local ammenities (Johnny McTighe's - pizza/calzones - AWESOME!..I know that sounds crazy it being and Irish Pub!), Publix was right around the corner - about a 5 minute drive - (and not crazy busy like that in Watercolor or Destin), Trebeache had an incredible dinner, and super terrific Happy Hour - possibly the best oysters we've ever had (we know our oysters)...cold, crisp, shucked to perfect right in front of you at the bar. Because the weather was chilly, we definitely took advantage of the great food and restaurants in the area. The bike path was out right at the intersection where the Creamery is (disappointing) all the way (east) into Grayton (I'm guessing that will be repaired by Summer rush). So our kids (12-17) didn't get to use the bikes. But a 5 minute drive took us into Grayton Beach.... The Chanticleer was incredible!! The food was super...ate lunch in the bar area...Great atmosphere/cocktails/lunch. Ok...so overall... BMB was more than we could have expected!! Oh my word.. the space! The location! Clean!! Comfortable!! PERFECT!!

We could walk to the beach within 5 minutes; ideal for the 5 kids under four years old that were staying with us. Huge house, completely suitable for a large family gathering. Not a far walk to the beach at all and there's a convenient wagon for pulling beach things with you. Several people with us really enjoyed the bikes kept at the property. The house was beautifully decorated and had everything we needed in it. Pool was a nice size for a private residence like this and we paid extra for it to be heated, which let the kids swim even though it was on the cool side. Beds were all really comfortable, plenty of space. Definitely enjoyed our time here and would stay again!

BEST VACATION EVER....those are the words my granddaughter used to describe our visit to Blue Mountain Breeze. The house was perfect for us - everyone had their own room, plenty of "shared" space, great kitchen! One granddaughter loved shelling on the ocean and one loved the pool, so there was something for everyone. I have rented through VRBO in the past but I think this is the first time I have ever actually talked with a human being! Ray was WONDERFUL to communicate with. We arrived just a few days after the hurricane devastated parts of Florida and we were concerned how our vacation would be affected. Ray kept in contact with us and assured us everything was OK. Upon arrival and during our stay we couldn't have been more pleased with the house and the service we received. We had 12 guys that take an annual trip to Florida and this house was one of the best that we have stayed in. We will consider it for our next trip. Ray even called us on our way home to make sure everything was OK with our stay.

I would highly recommend this property and plan on renting it again in the future. We were a group of six (three couples) and three dogs. We typically rent another house in Santa Rosa but it was booked so we found Ray's place and I am so glad that we did. From the start Ray was very responsive and we chatted on the phone before he sent me the information for the rental. We had a lot of criteria to meet and this house met them all. It was spacious, comfortable, clean, close to the beach, you can walk to great restaurants, bars, bakeries, and ice cream plus it was dog friendly, and has a grill and a pool. We needed three beds (not bunk) with theee bathroom and this house had that and more space. The kitchen was very well stocked and Ray even left a welcome basket for us and included treats for all three dogs which was very thoughtful. The house is in a cul de sac and there is plenty of parking. Overall we had a great time and the vote is that this house is better then the house we rented for the past three years and that we'll return!

My family (to include 2 young children), my mom, aunt, cousin, sister/brother in law all stayed at Blue Mountain Breeze in August 2017. We loved it. The location is absolutely perfect, just a short few minute walk to the beach. The pool was great and the perfect size to cool off in. The main floor of the home was well laid out with plenty of seating in the living room and room for my kids to play. The dining room table was large enough for us all and the kitchen was great and stocked with lots of plates, dishes, pots and appliances. Plenty of storage too. The beds were nice as well. Ray, the owner, was great to work with. He is very pleasant and always answers promptly. There was a leak in the ceiling while we were there from an upstairs bath and Ray offered us a credit for the inconvenience. He just wanted to make sure we had a great time. It was important to him. Ray is wonderful to deal with, a class act, and I would stay in the future.

Loved the Blue Mountain Breeze beach house. Just a short walk to the beach and not so congested like some other areas we have been to before. We had 10 adults and 3 kids, who loved the pool. They also rode the bikes to the ice cream shop several times. Also appreciated the beach chairs, floats and the wagon to get everything to the beach. So nice having all the bunk beds and the sofa bed made it perfect for our large group. The only suggestions I have is to supply more towels and sheets. We just didn't have enough bath towels and no top sheets for the blow up bed and sofa sleeper. Other than those minor things we enjoyed the house very much! Beautiful area!!!

Our group of 14 consisting of three families (6 adults, 3 teens, & 5 kiddos) thoroughly enjoyed our week at Blue Mountain Breeze. The common areas of the home (kitchen, dining, living room) are very large and open which allowed all of us to intermingle without feeling crowded. Other attributes which we liked: - Covered parking for (2) vehicles - Privacy as house is on cul-de-sac - Huge wrap around deck and outside bed for lounging - Private pool - Bikes - Close proximity to beach A huge thank you to Ray Ivy, owner, for his outstanding customer service and sharing his "funky- beachy cool- personalized home" with the Flores, Fields, Cardona gang.

We had a group of 14 (10 adults and 4 children). There was ample room and we never felt like we were on top of each other. The beach is a short walk away and the pool provides nice playtime when you don't feel like going to the beach. The bikes are nice for cruising (we went in July so I recommend evening rides). We had a minor issue and the owner was very responsive and took care of it ASAP. Very easy communications. Without a doubt one of the best rentals I've had. Can't wait to go back! Our group of nine (4 adults and 5 kids) had a great time at Blue Mountain Breeze. The house is very large with plenty of beds and space to spread out. When the weather did not cooperate and forced indoors, we never felt on top of each other. The pictures make the beach seem farther than it actually is. It is a very easy walk to the beach access. Our family enjoyed nightly trips to the ice cream shop just around the corner. While there were very minor issues, the owner addressed them as quickly as anyone can reasonably expect. The owner is a pleasure to work with. We hope to return next year.

My family (4 adults and 5 kids) just completed a wonderful beach vacation at Blue Mountain Breeze. We were specifically looking for 4 bedrooms, a pool, petfriendly, short walk to the beach. This house has all that and more! We have 5 kids between the ages of 1 and 6 and we're a little nervous about what the pool set up was. It's really perfect; the large deck is on the main floor and has a gate which leads down stairs to the pool which is fenced. So no chance of the kids getting into the pool without supervision. The house has a good layout, a well stocked kitchen, was very clean and perfect for us. Ray, the owner, was a delight to work with from the beginning of the renting process until the end of our trip. Highly recommend!

We had a delightful time staying in this house! This was the first vacation that our family of four, my parents and my brother's family of 5 took together and this house accommodated everyone very comfortably. The beds were SUPER comfortable, the water heater allowed warm showers for everyone (including 6 adults, 3 teenagers and 2 kids), and the house was very clean. We did a lot of cooking at the house and the kitchen was well stocked with pots and pans, utensils and dishes needed to feed a group of 11. The weather was unseasonably cold (Spring break in the 50s) and so swimming in the ocean was out, but the heated pool at the house was very comfortable to swim in, even in those temperatures, and provided many hours of entertainment for the kids. We brought our dog with prior approval and the welcome basket even included dog treats and a pool/ beach toy for the dog. The area was nice and quiet with a few restaurants/ ice cream shop within walking/ biking distance. The beach was an easy two block walk. The house had several bikes you could use and the teenagers especially enjoyed those as well as the YOLO board/ paddle. You can tell a lot of thought and pride goes into the house and guest satisfaction. The owner was very responsive from reservation through follow up after check out. I highly recommend this property to vacationers coming to the area and I'm sure we'll be return customers!

Blue Mountain Breeze was a wonderful place to stay. The house is clean and spacious with lots of nice features: comfy beds, large showers, open floor plan, private pool, and a deck off the master bedroom. It's in a great location--just a short walk to a gorgeous beach. You are also close to Seaside--a cute town with nice restaurants and shops. We preferred this area over Miramar Beach. The owner is great to work with and is very accommodating. We received a welcome bucket with a bottle of wine and treats for our dogs. We really enjoyed our stay and look forward to visiting again soon!

This year we celebrated a nontraditional Christmas by escaping to 30A. We enjoyed our stay and would recommend this property to others. The house is beautiful, comfortable, spacious, and clean. The beds are exceptionally comfortable. You can easily park your car and not need it for the rest of your stay. The beach and other amenities are within a very short walking/biking distance. Ray is easy to talk to and replies to any questions that you have in no time at all. I found him to be friendly, courteous, and helpful each time I spoke with him over the phone and through email. I also appreciate that he released my deposit back to me promptly.

We celebrated a long awaited Thanksgiving reunion in Santa Rosa and BMB quickly became the hub of activity! The spacious family room, dining room, and kitchen allowed us to gather our family of 14 (some live nearby) very comfortably for special events like a surprise engagement and baby gender reveal! The beach, walking and bike paths, and restaurants are all super convenient. We all enjoyed the outdoor living of a heated pool and decks for dining and morning coffee. I loved all the beautiful bedrooms and bathrooms so we each had personal space. Mr. Ivy is excellent to work with and made this rental process such a BREEZE that we plan to make this an annual event.

My wife and I stayed at Blue Mountain Breeze for the week of our honeymoon. Everything from the house, location, the amenities, and the owners were perfect. We were able to get up in the mornings and enjoy our coffee and breakfast on the deck while waiting for the sun to warm up the beach. We would then head out to the beach which was an easy three minute walk (with beach bags and beach chairs in hand). Having the master balcony door open in the mornings really brought a new meaning to Blue Mountain Breeze as the ocean air circled through the rooms. Everything was clean and in its place. The board games and book shelves filled with well read books really made us feel at home. We didn't give ourselves a chance to use the pool or the bikes, but there were plenty of activities waiting for their turn, even a PADDLE BOARD! We had our dog with us and he too enjoyed his stay as he spent most of his time sunning on the deck and watching the birds. We would definitely stay at this location again and highly recommend it to anyone looking for the perfect place to stay that matches that perfect 30A vibe!

We loved this place. It is just off of 30a. Easy to get to and a really nice walk to beach with a great beach access. The house was well equipped with everything from games and books to beach gear and bikes and also a fully stocked kitchen. We have kids and they loved the pool with "cool lights." Our family, 5 adults and one 1-year old had a wonderful time at this lovely house on Blue Mountain Beach. Ray Ivy, the owner, has the house set up comfortably for families, or groups sharing the house. It is very nicely and tastefully decorated. He thoughtfully has included items for use with small children such as a high chair and and baby gates for the stairs. The kitchen is well equipped with nice cookware, appliances and even spices! (should you decide to eat in a few nights) The house is also stocked with bikes and beach gear such as boogie boards, umbrellas and beach chairs, beach toys for the kids and best of all - a great wagon to tote baby and gear to the beach! Our grandson loved the wagon rides. Everything you need to make your beach stay easy and enjoyable is provided here. He has thought of everything and it made our stay so easy and stress free. A great place to stay and we'll definitely be back.

This home was very beautiful and spacious for our family of 8. It was a short walk to the beach, although we drove being we had so much to carry. Our first dinner was at Nicks directly across the street and it was very good and very convenient., quite a few shops and many places to eat. Ray Checked up on us several times just to make sure everything was ok , which was so thoughtful of him. Kitchen was large enough to fit everyone comfortably, with all the kitchen tools we needed to cook with. There were a few areas that needed cleaning, I addressed them to Ray and he assured me it will be taken care of. Overall, I would definitely recommend and would return.

This beautiful home is well arranged and well appointed. It was built with" vacation" in mind, especially for a large group. We have been to Blue Mountain Beach for a number of years and loved this floor plan the location of the home. It is situated the end of a cul de sac and is a short walk to the beach, several restaurants, Blue Mountain Creamery ( a favorite), bike rentals, convenience store/ gas station and quiet streets for biking and walking. All of the things listed on the website are there for your enjoyment. The pool is perfect for younger children and there are lots of pool toys. Upon our arrival, we found that the cleaning team did not do a very thorough job with their cleaning. I called Ray and he offered for them to return the next day. We had a couple of other concerns and he was very responsive. All in all, we had a wonderful week and I would recommend this lovely home to another group for an enjoyable vacation.

Our week at Blue Mountain Breeze was one we will never forget. My partner and I got married on Blue Mountain Beach and had our reception at the house. It was the perfect place for our friends and family. The living areas were open and spacious, and the bedrooms slept everyone very comfortably. Not only was it perfect for our wedding reception, but it was the perfect getaway the entire week. Everyone had plenty of space and the house was even more beautiful than it looks in pictures. We were so pleased with the entire experience at Blue Mountain Breeze. Ray is a wonderful host, and such a pleasure to work with in getting our vacation planned. He gave us recommendations for places to go in the area and was always available if we needed to get in touch with him. We will definitely be staying at Blue Mountain Breeze again in the future. We had our family and both sets of grandparents for the week. We had a great stay. The weather was pretty good, we just had a few storms in the late evening. The house is well equipped, no real complaints. The location was convenient to just about anything we needed and the beach is probably only about 250 yards away. The private pool was a nice feature and we used it every afternoon. The sidewalks along 30A are great as we used them every day for walks, biking and running. Just bring your sunblock, beach towel, bathing suit, and a few bags of ice for your cooler! We enjoyed a week of wonderful weather, clear, calm seas, and gorgeous, squeaky, white sand during our stay at Blue Mountain Breeze. The house was clean, comfortable, and plenty spacious enough for our party of up to 16. The location is excellent and only a pleasantly short stroll to restaurants, boutique & souvenir shopping, and the lifeguard patrolled public beach. The house has a small pool and 4 bicycles that our kids thoroughly enjoyed. We ate in most nights and utilized the grill and adequately stocked kitchen. The owner, Ray, handles the unit in an upstanding and professional manner. He communicated excellently from the day we first inquired until his follow up a week or so after our departure. We decided to take our nearly 16 year old French Bulldog, Albert, on a road trip (sort of a "Sweet 16" celebration!) in search of weather warmer than Minnesota has in February. We found it in Blue Mountain Beach and had the most relaxing time at Blue Mountain Breeze! The 20 hour drive over two days was worth every mile. First of all, the homeowner Ray is one of the most personable, kind individuals we've ever had the pleasure of dealing with when booking a vacation home. He took time with us by phone to answer all of our questions before we ever committed to booking, and was equally attentive to us when we had questions during our stay (unfortunately related to a horrible storm than blew through the panhandle one night...) He also surprised us with a welcome bottle of wine and bag of dog treats, AND, had a local pet boutique ("Furry Fanatics") deliver a surprise bag of homemade treats for Albert during our stay! Ray was obviously raised "old school", and we could tell he truly wanted us to have a wonderful and memorable stay. The home itself is lovely - spacious, well appointed, and a great place to unpack for a week! We enjoyed the 60 inch flat screen TV when it got too cool and windy to sit outside, and the hanging bed swing on the deck was a perfect nap spot during the warmth of the afternoon. We loved the master suite with the jetted tub, super comfy bed, and wonderful balcony for sitting with morning coffee. It was too cool to swim in the ocean, but, we paid to have the pool heated and enjoyed a few evening swims during our stay. There were bikes available, but we didn't use them. We chose not to leave our dog alone in the house, so have no restaurant recommendations - we grilled almost every night during our stay. (The fresh shrimp from Goatfeathers seafood market is worth it - yum!) We really enjoyed the paved trail along Hwy 30-A for walking (the house is in a cul-de-sac right off of 30-A), and also appreciated the 3 minute stroll down to the beach access for watching sunsets. One day we walked the trails at Topsail State Park (highly recommended) and another day checked out the Panama City Beach area. Given that our dog is as old as he is and isn't able to walk long distances, we brought a pet stroller than he loved being wheeled around in (and stopped by several strangers as well). We can't recommend this property highly enough - it was one of the most memorable vacations we've enjoyed in a long time and we hope to return someday!

We so enjoyed our time at Blue Mountain Breeze. Ray was prompt and kind throughout the inquiry and rental process and checked in with us during our stay to make sure we were comfortable. The home itself was so airy and spacious- much more than it seems in the photos! My 6ft8in brother looooooved the tall ceilings and doorways. It's rare he feels that comfortable in a home! The pool was a perfect size for our crew of littles through grandparents to enjoy. So nice to have a pool all to ourselves! The beach access is near and the beach is lovely. One of my favorite beaches ever- and I grew up on a coast! There is a smoothie shop and organic/natural grocery just up the street, really nicely stocked. The house is well suited to a family vacation where all can feel comfortable. Very tall stairs, inside and out, but there is a functional baby gate, worked perfectly for the inside stairs. Elderly dad couldn't do the outside stairs too often, but he did manage them a few times when he had enough energy to try for the beach. He was very comfortable with the cozy main floor bedroom and bathroom, and loved having his room so close to dining and living room.

How wonderful that we all could be together for our friend's 50th birthday celebration. We had friends staying at a condo at Adagio and we needed to find a place in the same location that would be pet friendly. There were a few places that seemed to fit our needs and we chose Blue Mountain Breeze. We had no idea that it was only going to be less than 1 mile away from our other friends. Perfect!!! However, what made the whole experience perfect was that Ray (the owner of Blue Mountain Breeze) was very accommodating to work with. He was so nice and very easy to deal with. This was our first time taking our dog with us, and we were so happy that she immediately felt at ease in the house. The house was so very roomy for us and our friends that stayed with us. Although the weather wasn't the best for our stay, we simply enjoyed relaxing and spending time with friends. The house is in a wonderful location, just a short walk to the beach. All in all, this was a wonderful vacation. When we come back to this part of FL, we will definitely be staying at Blue Mountain Breeze.

We had a wonderful time. The home is clean, close to the beach, and close to the Blue Mountain Creamery which was a fun treat for all. We enjoyed all the spaces of the house, decks/ the outside day bed/pool and bikes. There is a cart to tote supplies to the beach as well as 3 chairs. Additional chairs can be rented beachside through multiple rental companies. Two families enjoyed a long weekend/ 4 children total and 4 adults. There is plenty of space. Our friends were able to bring their well behaved dog. On arrival we had a nice bottle of wine, and dog treats! Only negative: I wish our trip was longer.

Mom, sis and I rented the house for a long weekend — had to be in Santa Rosa Beach for a family funeral and related events. The owner responded quickly and was really helpful to us. Loved the high ceilings, the fans everywhere, and the feeling of space. The kitchen is large with all the essentials, and an excellent coffee maker. Be aware that everything in this part of the world is built UP, so stairs are a fact of life; Mom took the bedroom/bath on the main floor (one level up from the ground), which worked nicely. A delicious little bakery lies just a short walk away, as do a quick mart, restaurants, a popular ice cream spot — and, of course, the lovely Gulf beach! All around, a great choice for us.

A few of the many great things we enjoyed: kitchen is well-stocked with cooking/eating utensils; nice grill, deck & pool; large dining table; short walk to ice cream shop and short drive to grocery store; plenty of bath and beach towels; washer/dryer; pet-friendly. The owner, Mr. Ivy, is top-notch as well! Communication was always easy and he went the extra mile when needed. Great customer service is just as important as having a great place to stay. I highly recommend this beautiful beach house!

LOVE LOVE LOVE the location and décor!!! My husband and I celebrated our 27th Wedding Anniversary in Blue Mountain Beach in Ray’s wonderful home. We looked online at several places to stay and chose this one because of the location and privacy. The location was perfect...a very short walk from everything...the beach, restaurants, bakery, shops and yet tucked away in a peaceful little neighborhood. We loved that bikes came with the rental and used them every day. Ray called us to be sure we were enjoying our stay and to make sure we had everything we needed. This was our first family vacation and we settled on this home. We had 5 adults and 4 small children when we went on this vacation. The house was wonderful and we really enjoyed our stay. They house was not overly decorated, it is very spacious, and included all the necessities to make it a comfortable stay away from home. The children loved the house and it was very kid friendly. The pool was a big hit and got lots of use. My granddaughter learned how to swim under water in this pool and had a great time. The kids wanted to swim in this pool every day even if they swam in the ocean. The house is exactly as the owner portrays it in the ad and there is no hidden surprises. It is conveniently located close to some cute souvenir shops, bike shops, and cute restaurants. It is a very short walk to the beach and we never drove to it not one time. This house is located in the perfect place because it is a short drive to the grocery stores, bigger malls, and other big attractions. One of our favorite places was the million dollar ice cream shop just down the street, Blue Mountain Creamery (Cash Only). My son and daughter-in-law really enjoyed Bad Ass Coffee (actual Name) and the Broken Egg cafe located in Grayton Beach. My daughter and son-in-law really enjoyed the Local Catch restaurant. The best part about this house is it isn't located in the middle of all the hustle and bustle. The beach was quiet and not overrun with other vacationers. The walks on the beach in the mornings were peaceful and pleasant. Ray Ivy (owner of the house), was the kindest man to work with and will do whatever it takes to ensure your family will have a wonderful vacation. He is open to all questions and will answer them in a timely manner. We were so impressed with Mr. Ivy and his home. We cannot wait to take our next family vacation!!

This house is located just a short, easy walk from the public beach access which has restrooms and was never crowded during our stay. It's a block from Blue Mountain Creamery - my kids loved their ice cream and enjoyed walking or riding bikes there most evenings. Bring cash, as they do not accept credit. It's also adjacent to 30A's bike trails - a great way to spend family time and explore the area. Blue Mountain Breeze was nicely stocked with chairs, umbrellas, boogie boards, bikes and a beach cart for those that fly to this area. The house itself was spacious and nicely decorated, but not overly decorated to the point where one would worry if things would get broken. My daughter enjoyed reading on the hanging bed on the porch and both kids LOVED having a private pool. The LED pool lights are very cool in the evenings. Ray communicated quickly throughout the rental process and was very accommodating. I would not hesitate to rent with him again! A few recommendations to add to the house: a Keurig instead of the current coffee maker and a TV/DVD player in the kids bunk room.

My 5 children and I (along with their 2 fiance's) have enjoyed Blue Mountain Breeze for a couple of years now. My children's ages range from 19-26 years in age. The house is PERFECT for my little family! There is plenty of room and the kitchen/dining area is huge. The bedrooms are spread out with a great deal of privacy. I enjoy the spacious master bedroom for privacy as well as work. My 20 year old daughter loved the swinging bed out on the porch, so that became her chosen sleeping accomdation. WiFi is throughout the home. Although there are plenty of flat screen tv's, my family only turned them on one afternoon for a short period of time. The pool is perfect for a quick dip after a morning run or lounging by the pool drinking a summer beverage. The beach is a quick walk with easy access. Resturants, ice cream, and a convience store are a short walk away as well. Pet friendly all the extras anyone would need for a wonderful week at the beach. My family enjoys Blue Mountain Breeze so much, that my eldest daughter is using the home for her wedding in May! Perfect place to go for a lifetime of amazing memories!!!!!

We had 9 adults/older kids stay here and there was plenty of room in the house. The kitchen and living room are very nice and spacious. Our family of 16, ages 13 to 75, really enjoyed Blue Mountain Breeze. The house was very roomy so that we did not get in one another's way. The ladies really liked the big kitchen as there was plenty of room to prepare meals without bumping into each other. We sat on the porch a lot and most of the time there was a good breeze coming through. The location was good as it was only a short walk to the beach and a very short walk to the Creamery (ice cream) and Nick's restaurant just across Hwy. 30-A. The younger ones and myself enjoyed the bicycles thou I am not as young as I used to be. The kids also enjoyed the pool. Ray was very accessible through the entire process and responded quickly when we had a maintenance issue, getting it corrected immediately. I found Ray easier to work with than others I dealt with in the past. I highly recommend this property for families. There is plenty of room for privacy for multiple families. All of the family, us and our three daughters and their families loved this house.

I've always had excellent luck on VRBO, so it takes a lot for me to say this is my best experience ever, but when it is, it is! Ray is outstanding to work with and the property is one I will come back to on future visits to 30A. Close to everything, but not in the crowded parts of the beach. Our second year at Ray Ivy's beach house was even better than the first. We noticed upgrades like a day bed/swing on the porch, extra bikes, and under the counter lights in the kitchen. I hear from Ray today that he will complete additional improvements and upgrades by next year, like heating the pool. Ray is a solicitous owner but hasn't had to take care of anything really. His notes and guidance are complete and organized. My wife and I especially like the master bedroom and balcony. We will definitely be staying as Ray's guests again if we can possibly manage.

We were so nervous to take our son on our first family vacation, but thanks to Ray at Blue Mountain Breeze, it was a great trip! He had everything we needed from a high chair and baby gates to a blender for whipping up our son's food. The home is beautiful and plenty of room for the whole family. We loved swinging on the porch, swimming in the pool and lounging on the beach. He had beach chairs and an umbrella with a travel cart making it super easy for us to go to the beach between naps and have plenty of comfort and shade. The health food store at the corner had everything I'd forgotten to pack. Having the washer and dryer available was super convenient as well. I can't say enough about the home - so well furnished and so many great places to hang out and enjoy the beautiful weather. We hope to make Blue Mountain Breeze a regular family vacation! My husband and I were lucky to find this home on VRBO while searching for a vacation in Florida. We were able to bring our Keeshond on this trip as Ray as made his house pet friendly and that is one of the options we were particularly interested in when searching for a place to stay while we were on vacation. It is a spacious house in a great location. It is a short walk to the white sandy beach. He has bikes available for use and there is a great bike path in that area for 28 miles, so you can explore that area of Florida without getting in your car. You will find many restaurants located nearby and the famous Blue Mountain Creamery is just around the corner. We found a great dog groomer as well, Shabby to Chic, just around the corner as well. This home has a spacious kitchen, eating area and family room. The kitchen is well equipped with utensils and plenty of plates, glasses, pots and pans and an outdoor BBQ. We were greeted with a nice welcome package for ourselves and the dog!!! I appreciate Ray sharing his home with us and look forward to another visit. Ray contacted us a couple of times during our visit to make sure everything was satisfactory as well, we appreciate the extra attention he gave us and know that he is genuinely wanting his guests to have a wonderful stay at his home.

We spent the week of Jan. 3-10 at your Blue Mountain Breeze house. The house was very comfortable for the 7 of us. for an adult family reunion. Despite the cooler (and initially rainy) weather, we enjoyed the beautiful beach and nearby shops. We appreciated the spacious kitchen (since we cooked a lot) and comfortable living areas, the spices/herbs and number of wine glasses, generous supply of tableware, good quality washer/dryer, spacious refrigerator, reliable WiFi.

Very nice spacious house. We typically travel to the area East of Destin a couple of times a year. This year the extended family decided to share a house, since we would all be in town at the same time. We enjoyed our stay at this house. It will be my first stop on VRBO next time we plan a large family trip. Most of the bedrooms in the house are isolated enough that we didn't feel like we were constantly on top of each other even with 2 60lb dogs joining the party. There is a short walk to the beach and plenty of room to gather in the living areas. Over the years we have booked several vacation houses/condos through VRBO. Some managed by rental companies and others by the owners. Ray is by far the best I've dealt with. He was easy to work with and politely responsive to our call when one of the grand-kids managed to lock us all out.

I can only echo the great reviews that this place has received. In particular I wanted to call out the things that we appreciated the most - the lovely outdoor porch that wraps around two sides of the 2nd floor was a great place to enjoy coffee and hear the birds; the bikes that we used every day to visit the towns of Seaside and Grayton and the lovely state park; the comfortable furniture and quality linens throughout the house; and my husband was especially pleased with the huge TV in the living room where he could keep up with the World Series while we were on vacation. The owner was very easy to work with and super responsive to any questions or concerns we had. The neighborhood was nice and quiet and we found a couple of places within walking distance that we enjoyed for dinner. This house made our vacation great and we will definitely return.

I have been traveling to the area for over 20 years now, and have settled on Blue Mountain Beach as one of my top two spots. I have rented many places over the years, but tend to be loyal once finding a place that I really like. I can say without a doubt that Blue Mountain Breeze is one of those places that I would want to return to year after year. As stated in the title, this place is a fantastic value. Access to the beach is an easy walk. This public beach access (Blue Mountain at 83) is one of the least crowded on 30A. The owner provides a beach cart at the house for carting your stuff. The location is also in close proximity to Big Daddy's, if you like renting paddleboards and such. Its also an easy walk to Sally's (the gas station) which has great home-made biscuits -- (though you will want to take an extra Lipitor afterwards) There is a pet policy that allows you to bring your dog -- which is fairly rare around here. Very few places allow this, so I consider this a substantial bonus. It seems that all guests have been following the house rules, as there is no evidence that anyone has even brought a pet. (We kept ours outside during the day, and crated inside at night) The house itself is very spacious, clean, updated, and new looking. More than enough room for my family of four and my brother's family of four. Big nice kitchen, living room with a giant TV, large bathrooms, plenty of closet space, new washer/dryer, etc... There is a pool that our girls loved (I think mostly because of the cool lights in the pool). Also included are four bikes, which turned out to be very new. This was perfect since I was only able to bring my girl's bikes and not me and my wife's. The owner is wonderful to deal with. Very responsive, provides all the information you need, and is happy to maintain open lines of communication regarding anything about the house. As I mentioned, this really is the best value that I have found on 30A. I look forward to returning!

There were 6 adults in our group, and we all loved this house. The rooms are much larger than pictured. Enjoyed the bicycles, the pool, and very close to the beach access. We put the grill to good use as we cooked in a lot. Beds were comfortable, plenty of towels, nice bathrooms, nice washer and dryer. Great kitchen....we took our griddle for omelets and pancakes. Wifi worked well. The owner was so accommodating and the process went very smoothly. Would definitely recommend staying here!

Dreams , we all have them ! This place was truly a dream come true. This home has everything you can imagine for a wonderful vacation to remember. The home is filled with everything you need. Plenty of linens, cooking supplies, comfy beds, activities..... The large deck was my favorite, the pool was great & the bikes were an added bonus. There are so many things to do in Blue Mountain, and if your looking for more, Destin and Panama City Florida both are only a short drive away. Ray, well he was awesome ! My reservation was very last minute, he was very accommodating and wanted our stay to be a memorable one. We rented this house for our late summer and anniversary vacation. Ray was very quick to respond to my inquiries, very easy to work with, and answered all our questions. We had another friend come with us and we brought our German Shepherd dog. The house is beautiful with 3 floors. The layout was great and it is very spacious with 4 bedrooms and 3 baths. Beds are very comfy and there are plenty of towels in the bathrooms. There are also extra pillows and blankets. The kitchen is very well stocked with plates, glasses, utensils and other appliances. The outdoor pool was clean and there were plenty of outdoor furniture on the first floor, second and third floor. The outdoor grill came into handy since we grilled every night (mainly grouper which we got at the local seafood market) and ate on the second deck. The walk to the beach access was very easy (about 2 blocks / less than 5 min). The beach was not crowded, sand was sugar like and the water was very warm. There were many small fishes by the beach, saw many small fishes jump out of the waves and we also saw dolphins in the morning. Some places which we would recommend: - Shrimper's Seafood Market for any local seafood you want to buy (groupers!). - The Red Bar (at Grayton Beach): Fish and Chips were great! - Seagrove Village Market: food and souvenirs! - Props Brewery in Ft. Walton (35 min drive) for some local beers. Our favorite memories / highlight: Relaxing in the beach / warm waters and watching meteor showers on the deck after dinner (we saw more than 20!). We had an amazing and relaxing time and we highly recommend this place. Thank you Ray for sharing your house with us. We will definitely be back next year with Kona.

We were looking for a large beach house on 30A and decided to try Blue Mountain Beach. The beach lived up to our expectations; gorgeous emerald water and smooth white sand was just a block from the house (a very easy walk). The house itself was just what we were looking for. Comfortable, spacious, and with a 60" television and wireless internet. The kitchen is huge and we cooked almost nightly. A gas grill is also provided. Publix is a five minute drive, and there's a great ice cream place around the corner. There are also a few bars and restaurants across the street. The pool is compact but provided for a change of pace from the beach. All in all, this was a fantastic place to stay. I would recommend it to anyone.

We stayed here with my family, and it was just terrific! I have four kids, 2 boys and two girls, they are very rambunctious young adults and this location was perfect for them! The high ceilings made for great acoustics for guitar playing/singing (house does not come with guitar). A fresh wall paint job made the house very bright inside, even when just using natural daylight. All of the bedrooms and bathrooms were clean and nice. And the porch/patios were a great place to hang out. Two of us actually utilized the structural pillars to string up our hammocks underneath the first floor for a relaxing afternoon nap. The beach is a stones throw away, and the coul-de-sac makes for great games of pass with a football or soccer ball. Frisbee is always best at the beach, assuming you don't throw it into the ocean! I would definitely stay here again down the road. The pool is almost finished and it looks very relaxing. All in all great visit, and very comparable price to other vacation homes in the area for the quality of the stay.

My family and I had the great pleasure of staying at Blue Mountain Breeze and it was a really NICE house in a great location! It's in a small cul-de-sac just a block away from the beach. The house is spacious and roomy with just enough openness for everyone to feel connected but not so much that you feel like you're on top of each other. Kitchen's beautiful and well appointed. Bedrooms are all comfortable and furnished with interesting pieces. Everything we needed was there. We were excited to find such a beautiful house that allowed us to take our 2 dogs. We're looking forward to going back again this summer once the pool is completed!
