Beach Access Loocations:
One at the end of San Roy Rd and the other at Walton Dunes Access. Beach service is available at Walton Dunes Access. We do not recommend using the beach access by building 6 due to the security guard posted by Sugar Dunes and the private homes. Guests should be made aware that this access is intended solely for reaching the Gulf. To set up on the beach, they will need to walk west past the private homes or east past Sugar Dunes.
There is a beach trolley that runs from Spring Break to Sept 15th, every 10-15 minutes throughout the day from 9-4 pm. Walton Dunes Public Beach Access is the only access that offers beach chair service.
AREA ATTRACTIONS:
Seaside is a short drive away and is most widely known for being featured in the Truman Show with Jim Carrey. Its incredible architecture has helped to make it famous but also its faithful replication of the kind of seaside town that used to be common up and down the coast. Seaside has its own Farmer's Market, post office, Repertory Theater and neighborhood school. It boasts unique shopping, fantastic cuisine and the incredible architecture that makes Seaside famous, there are activities for everyone; kayak rentals, bike rentals, paragliding, fishing, golfing, hiking, swimming, tennis -- you'll find it all right here.
The Big Chill offers something for folks of all ages and tastes, from tacos and tequila, to wings, burgers and shakes, a stop here is quick, tasty and convenient, and comes with a side of entertainment at the outdoor amphitheater. It's a great place to catch a concert, sporting event, or a movie on the lawn.
The snorkelers in your group will love the new artificial reef called Sea Turtle Reef, deployed in 2017. Located just 783 feet out from the Grayton Beach State Park access, it is becoming a haven for sea life. Each of the 4 snorkeling reefs comprises 40 acres of permitted sea bottom. The Sea Turtle Reef is at a depth of 12-19 feet. We strongly recommend that snorkelers use a kayak, paddleboard, or other flotation device when visiting the snorkel reefs. Sea conditions can and do change quickly and often. Enjoy!

Our family loves Beachside Villas! This is our second stay here and will definitely be back. It’s a great location and the amenities are wonderful. This particular unit was very nice, however like a few other reviews, I feel the cleanliness could be a little better. We ended up wearing our house shoes at all times to keep our feet from turning black. We also reported the coffee maker was not working on the first morning and it was not replaced during our weeklong stay…the local coffee shop Beachy Bean benefited from this, but it was an extra expense to have to go buy coffee each morning. Overall though, we had a great time and would stay here again. Do keep in mind this is a 3rd floor unit with 33 steps to get to the unit which may be a little challenge carrying beach gear.- Reviewed On: 10/11/2025

This is the fifth year we have stayed in one of the units in these condos and this by far has been the best appointed and best equipped one we have stayed in. The decorations and amenities were nice and the kitchen well equipped.
We have always rented one of the units on the lower floors due to my mothers hip issues and have tolerated noise from the above floors every time as there is little sound deadening between them, this being a top floor unit negated this issue.
The communication from the letting agents was great with clear an timely instructions for check in and out and a quick answer when I texted with a question.
The only point to ding them on was the cleaning could have been a little more thorough as there had obviously been someone with long dark hair in the unit before us.- Reviewed On: 9/29/2025

This spot allowed for us to grab what felt like the least crowded stretch of 30a beach. The walk to the public beach was short enough that we rarely used the trolley, though that was helpful when we wanted it.- Reviewed On: 7/25/2025

This place was a great location for our traveling group. Everyone had enough room to spread out and enjoy our time at 30A! I love the balcony and proximity to the beach! The shuttle service was very convenient!
One reminder for groups: make sure to stop by the store on your way in and bring extra toilet paper! With 6 people and only ONE starter roll in each bathroom for a prolonged stay, it went by very quick!

Can’t beat the location of this place- it’s located almost exactly between rosemary and seaside on the beach side of Hwy 30A. There is a shuttle that takes you to to the eastern lake beach access point which I was skeptical about initially but it was very convenient for our family of 5. Great spot for kids as there is calm lake water but the actual beach is just a few steps away. The condo was kept very clean and we had 0 issues during our stay. Our only complaint was there is no elevator and this is a 3rd floor unit so pack lightly. We will be back again. Highly recommend this place!- Reviewed On: 6/29/2025

The condo was great, very clean and exactly like the photos. Only call out is the beach that is 300yds away is private so you actually take a shuttle to the beach, which isn’t bad, they pick you up at your condo unit and drop you back off, just understand that you can’t walk 300 yds and be on a beach that you can enjoy as it’s private (at least during the day). Only other call out is not having many extras in the kitchen (ie spices, oils, baggies, foil, etc). A sweet beach stay -
Pros - close by the beach
Very quiet and well maintained area
Easy to contact host and they were quick to fix any issues we had during our stay
Everything was clean and well maintained
Cons - the closest beach is private so the nearest public beach is about a ten minute walk. Also the public beaches are wedged on either side by private beaches, so you have to be careful where you set up. However the host does provide a golf cart with a driver from 9am-4pm
The condo is on the third floor with two flights of stairs, and would be difficult to access with mobility issues

One week wasn't enough

Easy beach access! We have very small children so going to the store or to nearby restaurants required driving, but if kids can ride a bike you are good to ditch the car all week…except for grocery store runs. Easy check-in and check-out. Ensure you know the WiFi password prior to getting anywhere near the area. Verizon is unworkable and finding the password in check-in instructions (online) was a nightmare. Not the fault of the property owners.- Reviewed On: 7/13/2023
